Historically, a major problem for the building owner has been roof failure, due to water leaks, insufficient insulation and structural failure. Common Problems are usually associated with flat roof due to various applications. Roof system is constantly exposed to all kinds of environmental stress. The effect of these forces accelerates the aging of the roof. Common deficiencies which can be inspected visually on a flat roof are: 1) Roof Ponding 2) Roof Splitting 3) Roof Blistering 4) Roof Ridging 5) Roof Fishmouthing 6) Loose fasteners 7) Puncture 8) Roof felt movement 9) Failure of flashings 10) Sheet metal 11) Blocked Roofing Drains Annual maintenance is very important; including inspect protrusions like vents and edge cant strips. The sharp bends in such places can open up and need to be fixed with plastic cement and mesh with a small trowel. Lap seams in base flashing should be fixed, since 90 percent of roof leakage and failure is caused by base flashings. Also, check the roof drains and keep it free of debris. Any unscheduled maintenance of major deficiencies should be conducted as soon as possible to avoid further damage by water penetration. In such circumstances you will need outside professional help. |
